Initial availability check. Please email info@vipvilla.co.uk with your required dates or call us on 01276 461160 (International +44 1276 461160). We can then provisionally reserve your holiday dates.

Booking Confirmation. Once we have agreed your dates they will be held for 5 days. Please then complete the booking form with your deposit of 150/$200 for up to 2 weeks or 200/$300 for more than 2 weeks, to secure your booking. For USA/Canada bookings we can supply address of our USA management company who can receive your deposit. Deposit can also be paid by credit card---there is no additional charge for this facility--please e mail us if you require this facility..

Balance of rental fee (and any optional extras). This needs to be received 8 weeks before start of rental. This can be paid by Credit Card, however a 3.5% handling charge will be added to the total cost (this is actually less than the amount charged to us by the credit card company). There is no handling charge if you pay your balance by cheque.

Cancellation. Cancellation by the renter will result in forfeit as follows: More than 8 weeks prior to rental start date---reserve deposit will be forfeited. Less than 8 weeks prior to rental start date---total rental price will be forfeited. Cancellation by owner. Although this is a rare event, cancellation by owner can be done at anytime and the renter will receive a full refund of all monies paid.

Access to villa: Following full payment we will send you directions to villa (from both Orlando and Sanford Airports), telephone no. of our local management company (in case of any problems) and the key code that will gain access to villa.

Security Deposit. A returnable security deposit (150/$250) is required. This is to be paid with balance of the rental booking. This will be held as security against inventory damage/loss, excessive cleaning costs etc. The villa is inspected before and after occupancy. The appropriate security deposit will be refunded within 10 days of end of rental period.

Guests Responsibility. The guest is responsible for the property and is expected to take all reasonable care of it. All equipment and utensils must be left clean and tidy at end of rental period. Any maintenance or repair of the premises, equipment, or amenities due to misuse will be charged to the guest. If this cost is higher than security deposit then balance is due on demand. All rooms in the villa are No Smoking areas. pets cannot be taken to the villa nor within the pool area.

Liability. The use of the villa and amenities is entirely at guests risk. No responsibility or liability can be accepted by the owners or their agents for injury, loss or damage to any of the guests or their belongings, however caused. Baggage, car, car contents and personal belongings are at the guests risk at all times and no liability can be accepted by the owners. It is a condition of booking that all guest have adequate holiday insurance.

Pool Rules. Children must be supervised at all times by responsible adult. The patio door alarm must not be disconnected.

Pool/Spa heating (optional). The cost of pool and spa heating is 16/$20 per night. The heating maintains the pool/spa temperature to approx. 86 degrees.

Rubbish/Trash collection. Please ensure all your trash is put in the outside trash bins on a frequent basis. Please do not wait until the end of your vacation to put all boxes etc into the trash bins.Note any excess rubbish/trash will be removed by management company and a charge of £30/$5 will be deducted from security deposit.

Arrival and departure. The rental period commences at 4.00pm on first day of booking, and the property must be vacated by 10.00am on day of departure.
