Terms & Conditions for all our villas
Booking Confirmation. Once we have agreed your dates they will be held for 24 hours. Please then complete the booking form and return. Once we have received your booking form we will then send you a Paypal invoice for the deposit, which is US$150. This can be paid securely by credit card (you do not need a Paypal account).
Once the invoice is paid your booking will be confirmed.
Balance of rental fee (and any optional extras). This needs to be received 2 months before start of rental. This can be paid by Credit Card, however a 4% handling charge will be added to the total cost (this is actually less than the amount charged to us by the credit card company). There is no handling charge if you pay your balance by cheque or bank transfer.
Cancellation. Any monies paid by the guest cannot be refunded if the guest cancels the reservation. We strongly recommend you take out travel insurance to cover unexpected cancellation.
Cancellation by owner. Although this is a rare event , cancellation by owner can be done at anytime and the renter will receive a full refund of all monies paid.
Access to villa: Following full payment we will send you directions to villa , telephone no. of our local management company (in case of any problems) and the key code that will you gain access to villa.
Security Deposit. A returnable security deposit ($150) is required. This is to be paid with balance of the rental booking. This will be held as security against inventory damage/loss, excessive cleaning costs etc. The villa is inspected before and after occupancy. The appropriate security deposit will be refunded within 10 days of end of rental period.
Guests Responsibility. The guest is responsible for the property and is expected to take all reasonable care of it. All equipment and utensils must be left clean and tidy at end of rental period. Any maintenance or repair of the premises, equipment, or amenities due to misuse will be charged to the guest. All rooms in the villa are No Smoking areas (smoking on the pool deck is permitted). Pets cannot be taken to the villa nor within the pool area, unless the villa is shown as "pet friendly" and only by prior agreement.
Liability. The use of the villa and amenities is entirely at guests risk. No responsibility or liability can be accepted by the owners or their agents for injury, loss or damage to any of the guests or their belongings, however caused. Baggage, car, car contents and personal belongings are at the guests risk at all times and no liability can be accepted by the owners. It is a condition of booking that all guest have adequate holiday insurance.
Pool Rules. Children must be supervised at all times by responsible adult. The patio door alarm must not be disconnected.
Pool/Spa heating (optional). The cost of pool and spa heating will be provided at time of booking The heating maintains the pool/spa temperature to approx. 86 degrees.
Please
note that most Resorts have strict rules regarding noise.
Quiet times are from 9pm to 9am. This means if guests are
going to be outside or in pool they should not be making any
noise that would disturb or keep awake neighbours. It is
recommended not to use pool or have gatherings in the pool area
after 9pm. Otherwise neighbours can complain and security
guard may deny entry to the resort community.
Rubbish/Trash collection. Please ensure all your trash is put in the outside trash bins on a frequent basis. Please do not wait until the end of your vacation to put all boxes etc into the trash bins. Note any excess rubbish/trash will be removed by management company and a charge will be deducted from security deposit.
Arrival and departure. The rental period commences at 4.00pm on first day of booking, and the property must be vacated by 10.00am on day of departure.
