The villa is situated within Lake Berkley, Kissimmee, one of the most sought after locations for people wanting to rent a villa. For those visiting Disney it is just 5 miles away--approximately 10 minutes drive. All the other major theme parks are also very close by. For convenience and very cheap shopping there is a 24/7 Walmart within walking distance. Additionally the Villa is just half a mile from the 192, where you will find many restaurants, take aways and shops. The Villa itself has one of the premier locations within Lake Berkley, with the sun facing pool overlooking the Lake and its wildlife.
The villa is luxuriously furnished and has everything a large family would need including screened pool and spa (can be heated), over sized deck area (great for sun bathing), air conditioning, 40' Cable TV/DVD/CD player, leather sofas, fully equipped kitchen, washer and tumble dryer, master bedroom with ensuite, further 3 double size bedrooms.

The living area is very spacious and includes 2 large leather sofas The entertainment unit has a 40' Cable TV (over 60 channels), DVD, i pod docking unit, and CD player.
The fully fitted kitchen has a large fridge/freezer (with auto ice-maker), dishwasher, microwave, cooker/oven, coffee percolator, etc.

There is a separate laundry room with washing machine and tumble drier---no need to pack your suitcases full of clothes.
There are 4 double bedrooms and 2 bathrooms. All pillows, linen and duvets provided.

All bathrooms have shower and hairdryer etc. We provide plenty of towels for your use.
The over sized sun facing screened pool has plenty of room for sunbathing. Each side of the pool screen has bushes to ensure your privacy. The pool and outside area have lighting for the evening.
The lakeside is only a few yards away where you will see a variety of wildlife. The outdoor dining area comprises of a patio table, 8 chairs and 4 full length loungers, all with padded cushions. There is also a covered lanai area next to the pool where you can eat outside , or perhaps escape from the sun--or occasional shower.
The pool and spa can be heated to 86 degrees degrees. Pool heating is can be added for additional fee, please enquire if you would like a quote for this.
The villa is fully air conditioned and there is central heating for the rare cool winter evening. We provide the services of a management company that will look after any needs you may have during your stay at our luxury villa---they are on call 24hrs 7 days a week.

A refundable security deposit of $150 is payable prior to rental.
The Villa is situated on Lake Berkley resort which is a safe private community of similar properties.
The following amenities are provided exclusively for those people residing/staying at lake Berkley: tennis court, golf nets, nature trail, fishing, beach volleyball court, basketball nets, children's play park, clubhouse with gym, internet cafe, video rental and community swimming pool.
The large, private, sun facing screened pool has plenty of room for sunbathing to your hearts content and the lighting around the pool area and the underwater lighting ensures that you can enjoy the pool all night long - if you so wish. The lakeside is only a few yards away, where a variety of ducks regularly visit.

perfect location and villa
Absolutely beautiful home, the location is perfect.very clean, fully loaded house equipped with absolutely everything you could possibly need. Our family enjoyed walking around the lakes every day and visiting the baby ducks. So close to stores and restaurants. Very quiet and secure neighbourhood. Quick responses from management with any questions. We will stay here again for sure.
Great villa!
Stayed here for a month. Great, safe location, clean and lots of wildlife around. We loved the “no noise after 9pm” policy! We have stayed in other villas in Kissimmee and this one tops our list.

This Villa offers an ideal setting, even though it may appear spacious for just two people. However, the numerous advantages make it a compelling choice. Situated on the site, the Villa benefits from abundant sunshine throughout the morning and early afternoon, while its peaceful atmosphere creates the perfect opportunity for relaxation.The Villa boasts a contemporary design and is exceptionally well-equipped, surpassing all your expectations. The kitchen is stocked with a wide range of appliances, catering to your every need. Not only is it meticulously clean, but it also offers an outstanding view.Conveniently located, the Villa allows for easy access to the main shopping area, which is practically right on your doorstep. This proximity makes it effortless to stop by and pick up necessities after a day at the parks. There are also plenty of places to eat along the 192 that is situated less than a 5 minute drive from the Villa.
Great stay
We loved this villa and its location to the major theme parks. Great view every morning with the birds/ducks on the pond. There were a few minor issues when we checked in, but most were rectified after a couple of days. Would recommend staying there. Just wish it had been pet friendly.
